Community Title Scheme parity factor

Brisbane City Council applies a parity factor for Community Titles Scheme (CTS) properties.

The calculation of the parity factor is based on the Average Rateable Value (ARV) of the CTS property, which is used to apply a loading to the general rates, bushland preservation levy and environmental management and compliance levy components of the bill.

Calculating the parity factor

The parity factor is based on the ratio of individual unit ARV to total land ARV.  The calculation of parity factor is:

The parity factor = (Total calculation of Bands A to D + Unit ARV) ÷ Unit ARV.

Where the parity factor calculated exceeds five, the parity factor is deemed five.

An example of a parity factor calculation:

The parity factor for this example is 1.4490. The calculation is shown below.

The parity factor = ($89,800 + $200,000) ÷ $200,000 = 1.4490
