RiskSMART: New dwelling house or extension to an existing dwelling house

Applications for a new dwelling house or extension to an existing dwelling house will be considered under RiskSMART if the following apply to the development:

  1. Complies with the outcomes of the Dwelling house code.
  2. Complies with the outcomes of the Dwelling house (small lot) code.
  3. If in an area identified in a neighbourhood plan, complies with the acceptable outcomes of the relevant neighbourhood plan code.
  4. If located in a Traditional building character overlay, complies with the acceptable outcomes of the Traditional building character (design) overlay code.
  5. Complies with the acceptable outcomes of any overlay code and/or any prescribed secondary code.
  6. If located in an overland flow, creek/waterway or Brisbane River flood planning area, it complies with the acceptable outcomes in the Flood overlay code.
  7. If involving partial demolition, complies with the outcomes of Section A of the Traditional building character (demolition) overlay code. Acceptance of applications involving partial demolition is subject to the discretion of Council's RiskSMART team.

Please note that developments that generally meet these criteria but propose minor performance outcomes may be accepted into RiskSMART at the discretion of Council's RiskSMART team. Enquiries should be emailed to risksmart@brisbane.qld.gov.au.

Exceptions

Applications will not be considered under RiskSMART if any of the following apply to the development:

  1. Proposes performance outcomes for PO2 (height) against the Dwelling house code for sites in the Residential zones category.
  2. Proposes performance outcomes for PO2 (bulk and scale) and PO5 (building length) against the Dwelling house (small lot) code.
  3. Proposes the demolition of any pre-1946 dwelling house where the site is located in the Traditional building character overlay.
  4. Triggers assessment against the Pre-1911 building overlay code.
  5. Is a new dwelling house in the High density residential zone or Tourist accommodation zone.
  6. Triggers assessment against the Water resource catchments overlay code.
