Types of Neighbourhood Plans

A Statutory Neighbourhood Plan is a legal document which establishes land use and design criteria. Development is assessed against this and city-wide regulations are altered to better suit local circumstances in a 10-year timeframe, but with a 20-year focus.

There are three different types of Neighbourhood Plans undertaken in Brisbane to accommodate the different demands of the city. The key differences are listed in the table below:

Urban Renewal Neighbourhood PlansGreenfield Neighbourhood PlansMiddle & Outer Suburb Neighbourhood Plans
  • all plans are allocated within five kilometres of the CBD
  • strong focus on facilitating investment
  • plans for the last two major under-developed sites remaining in the city:
    • the Oxley Wedge
    • Rochedale
  • establish in detail what infrastructure is needed for new residential development
  • all plans are located outside a five kilometre radius from the CBD
