Major developments
Major developments are those proposals that are:
- considered to be outside the expectations of the City Plan
- large scale developments in terms of plot ratio, site area and/or height
- determined by Brisbane City Council to be a 'major project'
It is recommended that if your development falls within these parameters, you request a prelodgement meeting.
A prelodgement meeting can help you to:
- get information and advice from Council on the issues relating to the proposed development
- receive upfront advice which may assist in reducing the processing time with Council
- provide sufficient information as part of your application, such that the amount of information requested as part of the information and referral stage is reduced
A major project may require several meetings to address the strategic planning and design issues.
Major projects are determined by full Council as delegate, on the recommendation of the Neighbourhood Planning and Development Assessment Committee.
Major developments have a specific fee structure in Council’s budget due to the additional resources and (in some cases) the need for independent review of supporting documentation.
As part of the assessment of major projects, Council may require community consultation over and above that required by the Sustainable Planning Act 2009. This can be clarified at prelodgement meetings.
Tips for major development applications
Prepare:
- preliminary designs
- all supporting documents as requested by Council to accompany the application at the time of lodgement
Conduct:
- prelodgement meeting(s) with Council officers
- preliminary meetings with any referral agencies
Ensure:
- all IDAS forms are completed correctly
- referral agencies are nominated on IDAS forms
Other tips:
- incorporate Council advice and information into the proposed design
- seek advice on fee assessment
- arrange a tentative schedule for the assessment and decision of the application with the relevant Development Assessment Team
