Information for building certifiers

Under the Planning Act 2016 (PA), Brisbane City Council must hold records of building construction approvals and certification information. Council is responsible for keeping these documents for a specified period of time and making them available for inspection.

An accredited building certifier must, for example, lodge to Council the following documents within five working days:

  • engagement notice and application details
  • decision notice, approved building plans and any other documentation that contributed to the plan's approval
  • completion details (including Final Inspection Certificate and Certificate of Classification) and any other documents relating to the certification and acceptance of the completed building work.

A detailed list of required lodgement materials is outlined in Planning Regulation 2017 and s86 of the Building Act 1975.

The application number remains the same throughout the process.

Lodgement fee

The building certification process has one fee. This is either paid at the point of online lodgement of the engagement notice, which is cheaper, or hardcopy lodgement of the decision notice.

If you choose online lodgement for the building certification process, you must submit all building certification documents online. For example, if you lodge an engagement notice online, then you must also lodge the decision notice, final notice and any other documents online.
