Setback definitions

Definitions can be found in each code. Some common terms are:

Road boundary clearance

For a building or structure the road boundary clearance is the shortest distance measured horizontally from an outermost projection of a building or structure to the vertical projection of the boundary of the lot adjacent to the road.

Side or rear setback

Side and rear boundary clearance means:
  • for a building or structure other than a swimming pool, the shortest distance measured horizontally from the outermost projection of the building or structure to the vertical projection of the boundary of the lot
  • for a swimming pool, the shortest distance measured horizontally from the water’s edge to the vertical projection of a boundary of the lot.

Site cover

For the purpose of a siting variation site cover is the percentage of the total site area covered by all buildings and structures with an impervious roof. 

Class 1a building

For the purpose of a siting variation a class 1a building is a detached house.

Class 10a building

For the purpose of a siting variation a class 10a building is a non-habitable building such as a garage, carport, shed, or the like.

Class 10b

Class 10b are non-habitable structures such as a swimming pool, fence, retaining wall, rainwater tank, mast, antenna or similar. 

Carport

A carport is a roof structure that can be detached or attached to a dwelling. A carport typically provides covered accommodation for vehicles and for non-habitable uses when in association with the use of a class 1a building. Note - a carport is not a patio roof. 

Garage 

A garage is an enclosed building or part of a building that typically provides covered accommodation for vehicles and for non-habitable uses when in association with the use of a class 1a building.
