Camp Hill zone survey

Our city’s history and character is vitally important. Protecting Brisbane’s way of life will mean our exciting future looks familiar, by retaining the things we love about our city. With this in mind, Brisbane City Council is seeking input from property owners about considering potential zoning changes to some properties in the Camp Hill area bound by Old Cleveland Road, Wiles Street, Halland Terrace, Watson Street and Dorothy Lane.

Council would like to determine the level of support for changing the zone from Low-medium density residential (two or three storey mix zone precinct) to the Character residential (Character) zone precinct.

The local survey for property owners in the identified area is now open and will close at 5pm on Friday 7 December 2018.

Potential impacts for property owners

If you are a property owner in this area, a change in residential zoning could affect your development rights and property values.

The area is currently zoned under Brisbane City Plan 2014 as Low-medium density residential (two or three storey mix zone precinct). This zone allows for a mix of housing types including detached houses, townhouses and apartments. Development in this zone is generally anticipated to be two-three storeys in height.

If the area is changed to become part of the Character residential (Character) zone precinct:

  • any dwelling houses built in 1946 or before would be retained
  • one or two storey dwelling houses will be the main type of development
  • a low density and intact suburban identity would be maintained in which multiple dwellings and dual occupancy would not be accommodated.

Decision process

Making changes to City Plan zoning is a complex process that can take a number of years. Council will need 51 percent of property owners in the identified area to respond in support of one option in order to progress a zoning change investigation. If fewer responses are received, a zoning change investigation will not be progressed.
