Brisbane City Plan 2014 (City Plan) has been developed by Brisbane City Council in consultation with the community to support a simple, fast and clear development assessment process. The plan guides how land in Brisbane can be used and developed to support economic growth, while protecting our city’s character and natural assets.

City Plan allows for a variety of different property and lot sizes to cater for the needs of our growing city. These include the increasing number of single and couple households, new affordable housing types and changes in the way people are living. City Plan allows for a greater variety of housing options in close proximity to shopping centres and services.
Can I subdivide my land into a small lot?
City plan allows for a code assessable development application to be made to create small lots of 300 square metres in the Low density residential zone. For a development application of this kind to be considered, properties must be within 200 metres walking distance of a Neighbourhood centre larger than 2000 square metres.
What is a small lot?
A small lot is either a:
- lot with an area less than 450 square metres
- rear lot with an area less than 600 square metres, excluding the access way.
Small lots have been provided for in Brisbane since the early 1990s and were allowed under Brisbane City Plan 2000. Brisbane City Plan 2014 is more specific about where small lots can be located, their sizes and how they should fit into their surrounding area.
Small lots in the Low density residential zone must comply with minimum frontages and be able to provide for a regular building footprint.
Small lots are impact assessable and are therefore not anticipated in the Character residential (Character) zone. This type of subdivision is not supported in this zone precinct.
