Commercial driveways
If you plan to build a new commercial driveway or modify an existing commercial driveway you will need to apply to Brisbane City Council for approval. Even if a commercial driveway is approved as part of a development application, you need to apply for a permit to complete the work.
A commercial driveway provides car access for premises other than single detached houses, such as:
- townhouse developments
- high rise apartments
- small shopping centres
- large shopping complexes
- business centres
- industrial units.
New driveways assessment
Generally, driveway conditions are included in the development application. You must still apply for a commercial driveway permit and it will be assessed by a Development Assessment Engineer.
Time frames for processing a well-made application are:
- 10 working days for a standard commercial driveway permit
- 15 working days if a Schedule 12 is required.
Commercial driveways not conditioned as part of a development application will be assessed by a Built Environment Officer within five working days. A site inspection will be completed during the assessment process.
If the new commercial driveway is part of a new development that is currently being assessed by Council, you need to wait until the development is approved before submitting this application.
Work to existing driveways assessment
Applications for resurfacing, repairs or modification to a commercial driveway will be assessed by a Built Environment and Land Use Officer within 10 working days. A site inspection will be done during the assessment process.
Where the driveway is part of an operational work or development application, a well-made application will be assessed by a Development Assessment Engineer within 10 to 15 working days.
Fees
Payment of an application fee of $660.00 is required for a Commercial Driveway Permit.

Permit expiry
If Brisbane City Council approves your application, you will be issued a permit with relevant conditions. The permit for building, modifying or repairing a driveway is only valid for 12 months from the issue date, and all work must be completed within this period.
If work is not completed within this 12 month period, you will need to apply for a new permit.
Heavy or large vehicle movements
You may need a permit to operate heavy or large vehicles on Brisbane roads.
