Why this plan matters

Why Alderley Centre?

Alderley is considered one of Brisbane’s most liveable suburbs, home to parks and a vibrant community. We are working on a precinct plan to revitalise the centre to take advantage of connections to Alderley railway station and local destinations, including Sedgley Park and Newmarket Pool.

With established commercial areas and infrastructure already in place, it presents a strategic opportunity to deliver mixed-use development that enhances housing diversity and the local economy. Renewal of the centre will also support improved walkability, better public spaces, and more vibrant main streets

What we're planning

The draft plan outlines an exciting long-term vision for the area. Focussed on the Samford Road and South Pine / Enoggera Road corridors, the draft plan aims to:

  • increase housing supply and choice
  • expand opportunities for the local economy
  • maximise local transport connections
  • enhance the area's subtropical character and public realm.

How the plan is developed

We're using planning studies, community input and Queensland Government feedback to develop the plan. The current phase of the project is seeking community feedback to help review and refine the draft provisions.

Once it has gone through relevant stages, it will be adopted into Brisbane City Plan 2014 (City Plan) and used to guide and assess property development.

Read the draft precinct plan

While proposed changes to City Plan will affect some properties (e.g. changes to zones, overlays, codes or types of development applications required), all residents and property owners in the area are encouraged to read the draft plan and have their say.

Following a review of submissions, the precinct plan will be refined and adopted into City Plan and used to guide and assess property development.

1 Read the draft plan

You can read the draft plan by:

2 Make a submission

To be formally considered by Council, submissions must be properly made. A properly made submission must:

  • be in writing and signed by each person (when sending by post)
  • state the name and residential or business address of each person making the submission
  • state what you support or do not support in the draft precinct plan and why (suggest specific changes and use your own words to accurately reflect your own view)
  • including a phone number and/or email address if you are happy for Council to contact you for further information
  • be posted or emailed to Council by the closing date.

Submissions can be sent to Council:

Following a review of submissions, Council will write to everyone who has made a properly made submission on the proposed changes and will publish a copy of the consultation report online.

Talk to a planner

Book into one of our free 15-minute drop-in sessions to speak with our planners about the proposed changes.

During these sessions, planners will be available to discuss with you key proposed changes and how to provide your feedback.

Sessions are being held at the Grange Library, 79 Evelyn Street, Grange at the following times:

Plan stages

  • Mid-2025: Background research and technical investigations.
  • Late 2025: Initial community feedback through survey and drop a pin map.
  • Mid-2026: Community and Queensland Government consultation on the draft plan.
  • Late 2026: Review feedback received during public consultation and preparation of the final plan.
  • Early to mid-2027: Council and Queensland Government approval of the plan, and its adoption and gazettal by Council into City Plan.
