Suburban renewal precincts

Brisbane is one of Australia’s fastest-growing capital cities and we’re working to help deliver new homes sooner, while protecting our incredible lifestyle.

We are committed to creating more to see and do in the suburbs, and our suburban renewal precincts focus on bringing smaller or under-utilised suburban areas to life. 

Through this program, we are:

  • creating opportunities for new homes and jobs
  • encouraging investment in infrastructure and services
  • celebrating our subtropical lifestyle 
  • improving walkability, cycling and access to public transport.

Current projects

Alderley Centre Suburban Renewal Precinct

The focus area for the precinct is South Pine Road and Enoggera Road corridor, from Railway Street to Moran Street and surrounding areas.

Mt Gravatt Centre Suburban Renewal Precinct

The focus area for the precinct is the Logan Road corridor, from Glindemann Park to the Mt Gravatt Showgrounds and surrounding areas.

Stones Corner Suburban Renewal Precinct

The focus area for the precinct is Gladys Street to Cornwall Street, including the traditional high street along Logan Road and surrounding areas.

Wynnum Centre will be a vibrant and welcoming bayside village where people live, work and connect.

Precinct plans

Housing choice

We need more homes for every type of household (such as one and two person households, multigenerational families, or single parent families). We’ll enable this by reviewing building heights, zones and planning provisions to allow for more types of homes.

Vibrant villages

We want to create more to see and do by updating City Plan requirements to support  employment, education and services, as well as the revitalisation of public spaces, to boost local retail, dining and business opportunities.

Subtropical lifestyle

We can celebrate our outdoor lifestyle with building design and public spaces that includes shade and greenery that is suitable for our subtropical climate.

Connecting people and places

We can maximise our public and active transport networks and make it easier to walk and ride.

Precinct plans help to achieve targets in the Queensland Government's South East Queensland Regional Plan 2023 (ShapingSEQ 2023) and are part of City Plan. 

Creating better suburbs  

The Better Suburbs Initiative investigates opportunities for renewal in suburbs outside the city's inner 5 kilometres. 

The initiative aims to:

  • identify renewal opportunities in key suburban areas, working with local investors and the community
  • facilitate a coordinated approach to infrastructure delivery, planning and development across Brisbane's suburbs
  • ensure successful projects and services are delivered to suburban areas  
  • set future investment priorities to guide budget decisions and cross-government projects.

The initiative is led by the Better Suburbs Initiative Board.
